Than no. of hits , no. of backlinks, no of +ve reviews can be a way to know the worth of your website

In case you have less PR or less hits than you should ask the people to review your site and estimate it's worth.

Ask for a review on various forums, list them all and compare them.
When selling, put all the reviews, not only the best reviews but all.
this way people can evaluate your site by themselves.
